Vinyl, fiber cement, or cedar? Here's what full siding replacement really costs in Massachusetts in 2026, and why the tear-off matters more than the siding brand.

For a full tear-off and replacement in Massachusetts, budget $7–$12 per square foot for vinyl, $10–$16 for fiber cement, and $12–$20 for cedar: installed. On a typical 1,800-square-foot colonial with about 2,200 square feet of wall, that's roughly $16,000–$26,000 in vinyl or $22,000–$35,000 in fiber cement.

Why the tear-off matters more than the brand

Plenty of quotes look cheap because they side over the old layer. The problem: rot, bad flashing, and missing weather barrier stay hidden underneath, and new siding pins the moisture in. We strip to the sheathing, fix what we find, and wrap the house properly before a single panel goes on, so the protection is real, not just skin-deep. That's the standard on every siding installation we do.

What's included in a real siding quote

  • Complete tear-off and disposal of the old siding.
  • Sheathing repairs: rot around windows and trim is common on 20+ year old homes.
  • House wrap and flashing at every window, door, and penetration.
  • New siding, matching trim, and color-matched accessories.
  • Permit and final inspection.

Choosing a material for our climate

Vinyl

The value pick: never needs paint, handles freeze-thaw fine, huge color selection. Modern insulated vinyl also stiffens the wall and quiets the house.

Fiber cement (Hardie)

Crisp, paintable, fire-resistant, and it looks like real clapboard from the curb. Costs more and installation is slower, but it's the premium look that holds value on classic New England homes.

Cedar

The authentic material on capes and shingled coastal homes. Beautiful, breathable, and the most maintenance. Choose it for love, not economy.

Signs it's time

  • Cracked, cupped, or chalky panels; paint that won't hold more than a couple of years.
  • Moisture or mold showing up on interior walls after wind-driven rain.
  • Heating bills creeping up: old siding with no wrap leaks air constantly.

Frequently Asked Questions

It's sometimes allowed by code, but we don't recommend it. Covering old siding hides rot and flashing failures and traps moisture. Full tear-off costs more up front and saves multiples of that in avoided repairs.

A typical single-family home takes 1–2 weeks: a few days of tear-off and repairs, then installation. Fiber cement runs a bit longer than vinyl.

Spring through fall is ideal, but vinyl and fiber cement can be installed year-round in reasonable weather. Winter scheduling often comes with more flexible timelines.
